Welcome to my website

Welcome, and thank you for visiting my website!  I have been in the real estate business, along with acquiring many new friends, in the Fresno South County cities for several years.  My desire is to serve buyers and sellers with a personal touch. My clients are not just another customer, but friends for life!   I am friendly, assertive, knowledgeable, and organized.  All of these qualities  help to get the "job" done!  I both list and sell homes in Fowler, Selma, Kingsburg, and Reedley, as well as other outlying communitites.

My services include a full market analysis, tips for staging, ordering inspections and reports, advertising, and explaining all of the steps along the way.   Whether a buyer or a seller, I make sure you are treated with the best of care, which will help to save you time and money in the end.  I have experience with short sales, bank owned forclosures (REO), and of course, conventional sales.  My experience has given me the tools to serve your needs.  I make myself available whenever possible.

I have my GRI (Graduate Realtor Institute)  and my SRES (Seniors Real Estate Specialist) credentials.  I am a member of the Fresno Association of Realtors, National Association of Realtors and the California Association of Realtors.  Currentlly, I serve on the board of the Kingsburg Chamber of Commerce and am an active member of the Kingsburg Cancer Volunteers.

My passion is helping people, attending a good play, or watching a baseball game!

Tips for Buying a Home

Have a real estate professional guide you through the entire purchasing process.

  Allow me to take you through the steps.  Step one involves going to a reputable mortgage consultant in order to get pre-qualified for a loan.  Do not be shy, they are ready and willing to help you.  They will ask you to bring in such things as tax returns, pay stubs, credit card bills, and any other loan information.  Their purpose is to gather up information along with your credit scores, to give you the best loan options for purchasing a house that you can afford.   

The second step is to make a reasonable list of what you need or want in a house.  It is important for you to decide: what location? what square footage? how many bedrooms and baths? what size garage space?, etc.  Try to be as realistic as possible within your price range.

Step three begins the fun part! Begin the search!  Currently, the most popular means to search for homes is on the Internet.  To begin looking in Fresno County, go to "properties search" on my website.  It is constantly, on a daily basis, being updated.  Other websites that I recommend are www.realtor.com and www.trulia.com. Also, family and friends are another great source for information, especially if you want to live in the same area near where they are living.  Real Estate magazines and newspapers can give some good information, but keep in mind that they are monthly publications which are sometimes outdated.  Of course, the best source of information is your real estate agent, who watches the market daily, and can keep up -to- date on new listings when they happen!

Making an offer on the home of your choice is step number four.  When you present an offer, consult your realtor concerning out-of-pocket costs that you may encounter in the process or at the close of escrow. Nobody wants surprises!  Some of the costs you may need to consider are home inspections, pest inspections, roof certifications, home warranties, and closing costs.  In many cases, within this market, home sellers are not paying for all of the inspections and repairs, especially in short sales and foreclosures.  Also, your realtor will help with negotiations on price and inspections, with the seller, during this time.  Once the offer is accepted, the property goes into escrow.  Celebrate a little, and then get back to work!  Your agent is an important part of your transaction as soon as the escrow begins!  They will order inspections and reports, keep in contact with the listing agent, work with the escrow and title officer, and contact your loan officer for updates during the process time.  The agent's job is to take care of whatever goes on "behind the scenes," in order to save you time and money while getting the deal done!

Once the loan is approved and funded, documents signed, and escrow closes, the keys are passed on, step five is accomplished.  Finally, step six, the house is yours!  Hooray!  You are now homeowners, and your realtor has the privilege of helping you take the steps to make it happen!

 

Tips for Selling a Home

Some individuals consider selling their homes without a Realtor. These sales are typically called “for sale by owner” or FSBO and may sound appealing at first. However, the seller will be required to take on the time and all expense of selling the home that the Realtor would normally handle.  It is a known fact that FSBO's remain on the market much longer than homes listed by a realtor.  A realtor has connections!  They pass the word on to other agents, as well as do all of the marketing, which leads to a lot more "showings," which gives visability.  Realtors are educated in the conditon of the market, and are knowledgeable in pricing and staging for a sale.  They are educated concerning the current laws and other happenings in the market.  Agents are familiar and use many websites and other strategies to get homes sold. 

 A seller must also be able to handle the complex paperwork, pitfalls [and liabilities] of escrow and closing. It's important to understand that any error can be extremely expensive, so it’s definitely in a seller’s best interest to choose a real estate professional that is highly trained to market and sell his or her property.  When a person measures the time factor and the money, it is well worth hiring an agent.
